Do I need to commit anything if I schedule a viewing with Comfyrooms?
Totally not at all! All our viewings are obligations free.
What I need to provide to arrange viewing?
Name, Contact No, No pax, Move in date, Lease term, Prefer Locations.
What your rental prices is included?

How to check in?
All you have to do is bring your luggage, check off the inventory list, go through our apartment briefing and welcome to COMFYROOMS Family! Self check-in instructions will be sent to your email within 24 hours before your scheduled check-in time. Please check your inbox and spam/junk folder to ensure you receive the instructions before arrival. We look forward to welcoming you!
What is the minimum lease of stay?
The minimum lease of stay is 3 months in compliance to the guidelines of Urban Redevelopment Authority of Singapore. However, the company has preference for 6 months lease and above.
Do I need to pay a security deposit?
Yes, We will collect one month security deposit of your rental rate. It’ll be 100% refunded within 30 days of your move-out date after deducted the standard cleaning fee (check out) and any damages or costs incurred.
What documents are require for confirm the booking?
We need copy of your valid pass/NRIC/visa and passport. Once we confirm the room type, room rental rate, move in date and move on date.
How do I pay my rent?
We accept the following payment methods: Bank transfer, paynow, cheque, cash deposit to our company bank account and stripe payment gateway.
- Stripe — supports convenient payment options including Alipay, WeChat Pay, GrabPay, Visa, Mastercard, Apple Pay, and Google Pay. For Stripe payments, any applicable payment processing fees will be borne by the tenant.
Is cooking allowed?
Yes. Cooking is allowed in all ComfyGroup apartments, which are equipped with a kitchen, basic cookware, utensils, and cutlery. As this is a shared co-living apartment, please follow these guidelines:
- Clean the kitchen thoroughly after every use.
- Frequent or excessive cooking is not permitted.
- Deep-frying and cooking with strong-smelling spices or ingredients are not allowed, as lingering odours may affect other housemates.
- Failure to clean up after cooking may result in a fine for breach of contract.
- If cooking causes repeated complaints or inconvenience to other housemates, you may be required to stop cooking and clean the shared area immediately.
Are bed linen is provided ?
A new, quality full set of bed linens is provided for each new move-in at S$120 per set. The set is yours to keep and you may take it with you at the end of your stay. A waterproof mattress protector is also provided to maintain a high standard of cleanliness and hygiene. Towels, Personal toiletries, Toilet paper are not provided. Please prepare these items yourself before your move-in.
Is bedroom cleaning included?
Bedroom cleaning is available at an additional charge. Any applicable cleaning fees will be charged separately.
Who can I speak if I have any question?
Our Dedicated Community Manager will be available to assist you throughout your stay. For any questions, requests, or assistance, you can easily contact our team through the Tenant App. We are here to help make your stay comfortable and hassle-free.
Do I need to responsible for maintenance?
Yes, minor repair clause apply to all repair and maintenance in the room (S$150 per repair). We are responsible for all appliances at common area due to wear and tear issues.
Are my friends allowed to visit and stay over?
Yes. Visitors are welcome, but overnight stays are not permitted. Visitors must leave the apartment by 10:00 PM. Tenants are responsible for ensuring their visitors follow all house rules. Visitors must be respectful, considerate, and maintain good hygiene in shared areas. If a visitor causes complaints, inconvenience, or disturbance to other housemates, the visitor may be required to leave the apartment immediately.
Are pets allowed?
